  • 1. Planning Stage

    • Support and accompany client in all matters relating to developer contractual documents.
    • Prepare planning stage timetable and initial cost estimate.
    • Accompany all planning stages, selecting and working with architects, consultants and planners, while ensuring coordination between architectural and consulting plans (superimposition).
    • Establish structured and effective management processes that support seamless management. Conduct meetings and coordinate planning to ensure plan implementation within defined timetables and according to plan so as to reach the tender stage well-prepared and on time.
    • Provide advisory services to architects and system planners in preparing specifications and quantity lists.
    • Coordinate all aspects of tender documents and their publication in coordination with client’s legal counsel.
    • Prepare contractor and supplier lists in coordination with planners and client.
    • Prepare and publish tender documents and request for quotation (RFP).
    • Update budget estimate according to planners’ detailed estimates.

  • 2. Oversee tender and sign contracts

    • Analyze contractor bids and prepare detailed comparison table using dedicated software.
    • Conduct negotiations with contractors.
    • Prepare a professional opinion and a recommendations document for selecting contractors.
    • Prepare administrative-technical aspects of contractor contracts in coordination with client’s legal counsel.
    • Prepare and update project budget estimate in accordance with contracts to be signed with contractors.
  • 3. Implementation Stage

    • Manage contractors’ work in accordance with plans, specifications and planner instructions.
    • Supervise quality of materials and products used in the project.
    • Conduct regular coordination meetings between project contractors to integrate professional and timetable aspects in contractors work.
    • Monitor and maintain budget framework during project and report deviations to the client.
    • Monitor and manage progress according to agreed timetable.
    • Report to client regularly regarding implementation level, project progress and problems that arise during the project.
    • Check and approve partial and final contractor invoices.
    • Accept and approve the completed project; check that all contractors performed their work as agreed according to the contractual agreements.
